Commercial & Retail Project Experience

Capital One
Gordon provided surveying, civil engineering, and site security consulting services for the development of a multi-phased, 29-acre, Class A office park in Tysons Corner. This project consists of a 14-story, 500,000-SF commercial office building; three 6-8 story office buildings with associated parking; retail stores, fitness center, park, and a pedestrian bridge network including access to the future Tysons Corner East Metro station.

Carlyle I & II
Gordon provided landscape architecture, civil engineering design, and surveying services for a one-acre building site located within Block C of the Carlyle Development, an office and retail development in Alexandria. Gordon overcame the potential for public scrutiny by complying with local guidelines outlined in Carlyle Streetscape Design Guidelines, which was a requirement under the Carlyle development master plan. Civil engineering included analysis of existing roadways, parking, drainage, and utilities.

Woodland Park/Volkswagen
Headquarters
Gordon provided civil/site engineering and surveying services for this 170-acre, Class A, build-to-suit office park paralleling the Dulles Access Toll Road in Herndon, Virginia. Woodland Park offers 22 multi-story office buildings, including the headquarters office for Volkswagen, with associated surface parking or parking garages, comprising four million-SF of office space; 400-multi-family units; and 700 proposed apartments. Gordon was responsible for feasibility studies, site plan preparation, value engineering, roadway and utility infrastructure design, zoning applications, acquisition of permits from County and local jurisdictions, FAA building height permitting, surveying, coordination with all utilities’ agencies, and working with a multitude of architects, contractors, and subcontractors.

Fairgate at Ballston – Phase II
Gordon provided civil/site engineering services for Fairgate II, a nine-story, 192,000-SF urban office building on 1.8 acres in Arlington County’s burgeoning Ballston area. The site plan includes an underground garage containing 723 spaces, sidewalk and plaza, reconstructed street and associated water, storm and sanitary sewer systems. Gordon also provided the permits processing on the project and met the client’s deadline for groundbreaking.

EDS – Lincoln Park III
Gordon provided master planning, civil/site engineering, surveying and landscape architecture services for 200 acres of the 2.4 million-SF office park development across Route 28 from Dulles International Airport. For this immense development initiative, Gordon provided site plans for two highly visible office parks, both of which have been constructed, infrastructure design that included the extension and upgrade of utilities sized to accommodate future development and the design of 1.2 miles of four-lane divided highway.

One Loudoun
Gordon provided land use, zoning and engineering services for One Loudoun located at Loudoun County Parkway and Route 7. This project includes approximately 3 million SF of upscale office space, 600,000 SF of retail space, restaurants, a luxury 400 room hotel, movie theater, and 1,040 residential units on 360 acres. Residential spaces may consist of single-family homes, townhouses, condominiums and rental properties. Also incorporated into the design is an elementary school, community employment center, multi-field sports complex and new regional roadways leading to the proposed Loudoun County Parkway and Route 7 interchange. Dulles Town Crossing
Gordon provided civil engineering, planning, landscape architecture, and surveying services for a new 847,000-SF shopping center and 120,000-SF hotel area. In addition, Gordon provided all permits processing, on/off site utility coordination, storm sewer design and coordination, parking lot design and siting of buildings, and stormwater management/best management practices. To support this project, Gordon designed various roadways and roadway improvements in the vicinity of the shopping center to allow better vehicle circulation.

Plaza America Retail Center
Gordon provided all planning, civil engineering, surveying, and landscape architecture services from concept design to construction of this 26-acre, 1.1 million-SF, mixed-use project in Reston, Virginia. Gordon’s landscape architecture designed a complex that features a courtyard of high-rise office buildings and a retail center focused around a series of water features; parking areas; and a pedestrian access linear park that is heavily landscaped with garden areas and recreational amenities.

Leesburg Corner Premium Outlets
Gordon provided civil/site engineering, surveying, and landscape architecture for this multi-phased 60-acre wooded site, encompassing 500,000-SF of retail space in the Town of Leesburg. Gordon provided consultation services; plans and plats for a comprehensive plan amendment and a special exception. Design work included on/off site utilities; storm sewer design and coordination; siting of the buildings, parking lot layout; and a central storm water management/BMP facility.

Commonwealth Center
Gordon provided civil engineering, planning, and surveying services for the subject property located in Loudoun County, Virginia. The project includes a data center with complimentary three-story office buildings and a planned commercial office park. Services also included the design of a 6,000 linear foot reclaimed water main extension from the Loudoun Water property to serve Commonwealth Center and adjacent projects. A detailed floodplain alteration study was also prepared.

Washington Place
Gordon provided full engineering, land planning and surveying services for the annexation of the subject property into the City of Charles Town, West Virginia. The property is located on approximately 245 acres with the conceptual design consisting of 650,000 square feet of commercial and approximately 800 residential units. In addition, a detailed sanitary sewer study was prepared by Gordon for Washington Place, which evaluated several different available routes and methods for providing sewer service to the property.
