Residential Project Experience
Belmont Country Club
Community
Gordon provided civil engineering and surveying services for a planned community in Loudoun County. Belmont Country Club Community, a 1,150-acre golf-course community features luxury home and a historic 1790’s manor house/clubhouse serving a long, challenging Arnold Palmer Signature Golf Course. Other facilities within the community include a recreation swim and tennis center, golf course maintenance center, three gated entrances, and a 25± acre lake.

Heritage Hunt Adult Community
Gordon provided civil engineering, construction stakeout services, and surveying for this active adult residential community on 800+ acres in Gainesville, Virginia. The site provides a gated entry; mix of 2,000 condominiums, townhouses, and single-family residences; an 18-hole championship golf course, which includes 5.5 miles of golf cart paths and a 600-LF connector path; two clubhouses on opposite sides of the community; four lighted tennis courts; a fitness facility with indoor and outdoor aquatic centers; libraries; billiard rooms; ponds; open-space parks; and several miles of hiking and biking trails, all within a master-planned country club community designed to suit active seniors.

River Creek Private Gated Golf
Course Community
Gordon provided civil engineering and surveying services for the entire 660-acre River Creek Community including golf course development and all internal project infrastructure. This exclusive residential golf course community encompasses 1,350 homes sited around an 18-hole golf course with clubhouse; ten lakes; and gated entrance with a three-tier waterfall feature. Gordon’s design also included approximately four miles of three foot wide golf cart path and approximately two miles of a meandering hike/bike trail within the community.

Dominion Valley Community
Gordon provided civil engineering services for the development of two subdivisions in the 2,070-acre Dominion Valley Community just north of the Town of Haymarket along Route 15 in Prince William County. The two subdivisions, which total more than 100 single-family detached homes, are part of a larger, three-phase golf course community project. The design of this country club community emphasizes an upscale aesthetic couched in the rural beauty of the Northern Virginia countryside.

South Riding Golf Course Community
The South Riding Golf Course is the central focus of the overall master planned golf course community that includes 2,000 homes, commercial and other recreational amenities. Gordon’s services also extended to the design of a major irrigation impoundment, stormwater management impoundment, storm drainage, numerous water quality containment ponds to address Best Management Practice requirements, sanitary sewer, a pesticide/herbicide plan, a water quality monitoring plan, and public roadways.

Ashbrook Planned Community
Gordon provided civil/site design and surveying services for the entire mixed-use, multi-phased, 277-acre project in Loudoun County, Virginia. Gordon engineers prepared preliminary subdivision plats, record plats, and construction documents as required to meet the developers project goals and to maintain critical schedule and delivery dates. Gordon provided consultation and design services associated with the projects rezoning, including the preparation of a Concept Development Plan and exhibits as necessary to secure approval. The approved zoning includes a 225,000-SF shopping center; 500 garden apartments; 300 single-family attached and detached homes; and 1.8 million SF of commercial office space.

Highgrove Estates
Gordon provided site engineering for a 48 single-family detached home section of Highgrove Estates in Franconia, Virginia. These 29 acres of residential subdivision lie adjacent to Franconia-Springfield Metro rail tracks as well as proposed parkland. To secure a conservation easement within the floodplain onsite, Gordon coordinated with the Northern Virginia Regional Parks Authority (NVRPA). Coordination was also necessary with the Washington Metropolitan Area Transit Authority (WMATA) in order to minimize construction disturbance to the nearby WMATA property.

Windermere Residential Subdivision
Gordon provided civil engineering and surveying services for the entire 403-acre, 1,600-unit, multi-family, residential subdivision, including all internal landbay infrastructure. To prepare the raw land for this project, Gordon designed water and sewer lines as well as stormwater management lakes to serve the property. Associated with the project was the relocation of an existing road into the proposed property. To facilitate the SWM/BMP requirements, several man made lakes were designed.

Potomac Mews
Gordon provided engineering services for a 460-lot town home development in Falling Waters, West Virginia. This subdivision involves design of the first planned use of two-car garage town homes in the Martinsburg market. In addition, WHGA provided roadway design, storm drainage, SWM/BMP pond design, utility design, pump station design, site grading, permitting, WVDOH entrances, plan approval and processing.
